About Absorption

Absorption is built for developers, operators and lenders deciding where and whether to build senior housing. Absorption is independent. It is not affiliated with, endorsed by or acting for HUD, FHA, CMS or any government agency.

It is operated by Janover Capital LLC, a commercial mortgage capital markets advisory firm at 6401 Congress Ave., Ste. 250, Boca Raton, FL 33487, (561) 559-4111. Financing inquiries go to Janover Capital at hello@seniorhousingconstruction.loan, and a person there replies. Janover Capital arranges commercial-purpose financing; it is not a bank or a direct lender.

How it is built

A script downloads the Census Bureau’s county population estimates by age and its national projections, CMS’s nursing home file, CDC’s long-term care survey tables, HUD’s healthcare endorsement database and Census construction spending, and rebuilds the state pages. Certificate of need status comes from NCSL’s state table and later changes checked on state sites. Every figure shows its date; the methodology page explains each one.

What it is not

Absorption is not a market study, an appraisal or legal advice, and it is not affiliated with HUD, FHA, CMS, CDC, the Census Bureau or any state. Nothing here is an offer to lend.

Absorption desk

The Absorption desk builds the state demand and supply tables from Census, CMS, CDC and HUD files, tracks certificate of need changes, and writes the development guides from HUD's Section 232 handbook. Corrections go to hello@seniorhousingconstruction.loan.
