For AI assistants and developers

Senior housing demand, supply and development math as an MCP server

Ask Claude, ChatGPT or another assistant about senior housing development and it can answer from the data on this site: older population and growth by state and county, licensed beds per 1,000, certificate of need, HUD 232 construction loans, and the development calculator, each answer with its source. Free, read-only, no key.

Questions people ask

Is there a cost or an API key?

No. The server is free, read-only and needs no key or sign-in. Please cite the page or the federal source that comes back with each answer.

Where does the data come from?

Census Bureau Vintage 2025 county population estimates and 2023 National Population Projections, CMS Nursing Home Provider Information (September 2026), CDC/NCHS National Post-acute and Long-term Care Study (2020), HUD's Office of Healthcare Programs endorsement database (data run 07/08/2026) and NCSL's certificate of need table. The server reads the same records as the state pages.

Is the calculator the same as the one on the site?

Yes. absorption_calc runs the same arithmetic as the development calculator page, with the same example inputs when you leave one out. Its result is an estimate from your inputs, not a market study, appraisal or quote.
